Let’s know the park values.

THESE RULES AND REGULATIONS ARE CONSIDERED AN INTEGRAL PART OF YOUR RENTAL AGREEMENT

1.0 All mobile homes moving into the park or resold in the park after June I, 20 IO shall conform to the
following standards within 90 days. Existing tenants must conform no later than September I, 20 I 0.

1.1 I All mobile homes, accessories, and/or alterations/additions shall comply with applicable federal, state and local statutes and ordinances as to there construction, installation and maintenance. In no event should any exterior structure be erected without the manager’s express written consent. Manager’s consent may be an approval with initials and date on plans to be filed.

1.2 No permanent alterations are to be made to the exterior of the mobile home or mobile home site without the prior written permission of the landlord. The landlord reserves the right to request that all permanent structures erected by a tenant on a tenant space be removed at tenant’s expense when tenant moves his/her mobile home from the park. A diagram must be submitted of the proposed site.

1.3 All mobile homes moving into the park after May 31, 20 IO shall not be older than 20 years upon move in date without written approval from the owner. Corvallis MHP reserves the right to disapprove any mobile home subject to its condition at the time tenant makes application for residency. Mobile homes with dented or damaged siding, skirting or roofing will not be allowed and must be repaired prior to manager approval of rent agreement.

1.4 All mobile homes are required to have aluminum factory/manufactured skirting or if the mobile home has metal or wood siding, then skirting painted to match and be compatible with the mobile home to which it is attached. Skirting must be installed in a professional manner within a time period no later than 60 days.

1.5 All towing hitches must be removed immediately after the home is placed on the lot or covered to management’s approval. Existing tenants must conform to this rule no later than June I, 2010, unless resident has resided in the park for more than IO years.

1.6 Each tenant shall be responsible for construction of a deck/porch which is acceptable under 1.1 above and management approval. Decks. porches, and steps are to be railed and skirted to match home with manufactured skirting and in accordance with Benton County rules. Awnings also are required on all mobile homes coming in and must meet park standards. Please verify with the management for requirements. RV’s are optional. Benton County has requirements that must be met with an official permit purchased.

1.7 Landlord expressly reserves the right to increase the rent in accordance with OR state law.

1.8 Each tenant shall be responsible for installing the space number of their mobile home so it is readily visible.

1.9 Satellite dishes such as “Dish Network” are acceptable. Please check with office.

1.10 Corvallis MHP reserves the right to make reasonable modifications to the mobile home standards identified herein to accommodate special circumstances which may be dictated by the terrain of the park, individual spaces, state or county statutes.

SECTION 2
MOBILE HOME AND LOT MAINTENANCE

2.1 Tenant shall keep and maintain their mobile home and accessory structures including the carport. fences, porches, decks and storage unit clean and in good order and repair at all times. The home, accessory structures including the carport, fences, porches, decks and storage units shall not be permitted to become unsightly or weather-beaten. Exterior of mobile home shall not be allowed to become mildewed or stained. If so, mobile home must be washed or painted. Park has power pressure washer that can used for a fee of$25.00 minimum.

2.2 Individual spaces shall be kept in an orderly fashion: neat, clean, and free of litter. Tenant shall be re3sponsible for mowing, trimming, and general maintenance.

2.3 Each mobile home site shall be left as it was at the time the tenant moved in unless changes or modifications are approved by management. You must supply written or description and drawings for changes.

2.4 Tenant shall maintain the landscaping, yard, lawn, and driveway in good condition. If management must come in and maintain any yard, such expense shall be a minimum of $25.00 per incident or management’s cost, whichever is greater. Tenants absent for an extended period of time – two weeks or longer, shall be responsible for arranging for the care and maintenance of their space during their absence. Yards, lawns, patios, decks, and carports shall not be used for storage. All refuse and debris must be picked up and disposed of on a regular basis. If you need help with this matter, please contact the manager for sources.

2.5 Any shed construction, or any modification of carport by any tenant must be approved by management. Sheds shall not be larger than 8’x8′. Tenants waive any claims suffered as a result of tenant improving or construction of said sheds or carports. Modifications or additions to sheds or carport. must be approved by management in writing prior to proceeding with any changes. At no time shall personal signs, or writing be allowed on the park premises without prior written permission.

2.6 Children’s toys are not to be left in the streets or continually in a yard.

2.7 No furniture shall be left outside a mobile home except for items commonly accepted as outdoor or patio furniture without management’s prior written approval.

2.8 Firewood must be stored neatly and stacked in a safe manner.

2.9 Clothing, linens, rugs, etc., are NOT allowed to be draped over deck/porch railings or left outside the tenants’ mobile home. There are clothes lines on the west side of the laundry building for this purpose.

2.10 Each tenant upon establishing residence may agree to install sufficient landscaping so as to meet minimum acceptable standards of the park, in accordance with 2.2.

2.11 There shall be no fences constructed without written consent from management. Plans and/or drawings must be submitted for approval. Existing fences erected in the past and approved by management can remain if kept to park standards. Any other fences constructed without management approval in writing, shall be liable to review for approval or denial by management.

SECTION 3 RESIDENTS AND GUESTS

3.1 All tenants or persons occupying any home must be identified in the tenant’s rental application and listed in the rental agreement. All tenants must be approved by management prior to move in. A background and criminal check must be run before anyone is allowed residence in CMHP.

3.2 Although this is an “all ages” park children are not allowed to create disturbances which interfere with the peace and quiet of the park residents. Parents are responsible for their children and must supervise them. Children’s activity outside on the streets must cease at dusk. We have some day-sleepers in the park. Please be courteous of them and do not create noisy activities in front of their residence. Normal skating throughout the park is acceptable; All trick-skating must be contained to designated areas. Please contact management for these areas, as these may change depending upon circumstances at any one time.

3.3 Tenant shall not to assign this agreement nor sublet the space rented nor any part thereof and not permit any other person or persons to occupy the space without the prior written consent of landlord. Occupy means living in the home more than 14 days in any calendar year. The home and space shall be used only for private residential purposes and no business or commercial activity of any nature shall be conducted thereon. If permanent residency is desired, then guests must apply for residency and are subject to approval by management. An additional $ I 0.00 per month will be charged for each additional occupant over two. Up to two people per bedroom are allowed. Under no circumstances is anyone with a criminal record allowed in CMHP. Any tenant violating the rules and regulations shall be held responsible by ORS law.

3.4 Any problem that becomes a nuisance to other tenants is to be reported to the park manager and owner. These disturbances must be corrected immediately.

3.5 The management will not be responsible for accidents, injuries, or loss of property by fire, theft, wind, floods, or any act of God.

3.6 No swimming pools or hot tubs are allowed except for wading pools. They must be emptied each night and put properly away. All existing hot tubs are allowed but should be checked periodically for leaks and repair.

3.7 Boisterous and other needless noise, interference with other tenants, disturbances of the peace and quiet of the park or other tenants, willful and careless destructi8on of property in any manner, disorderly conduct, abusive language, or activities which unreasonably disturb or interfere with the peaceful enjoyment of any part of CMHP or which violate any governmental statute, ordinance, regulation or rule, shall not be permitted and eviction can occur.

3.8 Trespassing on tenants is not allowed without permission of homeowners. Anyone, including children, should be reported to mgt. for resolution.

SECTION 4
SALE OF MOBILE HOMES

4.1 Prospective purchasers of a tenant’s mobile home must submit an application for residency and be approved by the park management prior to occupying any mobile home in CMHP. No sale shall obligate the management to accept a new purchaser as a tenant unless an application has been received and approved prior to sale.

4.2 “For Sale” signs may be displayed only in a window and must not be more than 24″ wide by 18″ in height.

4.3 In the event that the tenants’ mobile home does not meet the current standards, the new purchaser must agree to either:
a. The home shall be brought up to all current park standards for new homes moving into the park and/or
b. The new purchaser must agree that the mobile home will be moved from Corvallis MHP at the time
of its sale to a subsequent purchaser.

SECTION 5 UTILITES

5.1 Garbage must be kept out of sight or placed in blue dumpsters at south end of 3rd street. No furniture, appliances, electronics, or tires are to be left in the park dumpsters. Allied Waste is imposing a $50.00 fine for leaving electronic items in the park dumpsters. We have video surveillance on these areas, so please adhere to these guidelines. You can take any of these items ( TV’s, computers, electronic equipment etc) to walnut & route 90 in Corvallis for disposal at no cost to you.

5.2 All homes must be connected to sewer line with ridged pipe. The mobile home must be placed on the space so as to cover/enclose the sewer and water connections and must meet building code standards. You will receive a water and sewer bill each month. Also protect all water and sewer lines from freezing. Backflow valves must be installed on each outdoor faucet (hose bib) after the water meter.

5.3 Paper towels, sanitary napkins, and other large items are not to be flushed down your toilet. Grease must not be poured down the sink. Any expense incurred in cleaning a sewer line blockage caused by tenant negligence or misuse on tenants’ line, will be charged to the tenant causing the blockage.

5.4 Recycle bins and yard debris containers must be stored off the streets until evening before pickup and returned to a storage place that is less obvious from the street after pickup

SECTION 6 PETS

6.1 Pets are allowed by manager written permission only. Said permission shall become part of the rental agreement between landlord and tenant. Outside dog runs or pets living outside of a mobile home are not allowed without prior management approval. Pets must be kept in the tenant’s space and are not allowed to roam unattended in the park, on the streets, common areas, or other tenants’ spaces. Any aggressive breed, Doberman, Pit-bull, German Sheppard, any mix of the same, or any animal that weighs over 50 pounds are not allowed in the park. Noisy, unruly or unmanageable pets that cause complaints will not be allowed to remain in park. All pets to be on a leash when not inside the owner’s home. All pet droppings must be cleaned up by pet owner.

6.2 Pet owner is responsible for any personal or property damage caused by their pet. Tenant should check their insurance policy for liability coverage for their pets. Any pet that, in management’s opinion, constitutes a nuisance, bites anyone, creates a disturbance, or causes tenants mobile home lot to become unsightly must be removed from the park.

6.3 Only one dog is allowed, and only one cat is allowed. Dog’s weight limit is 50 pounds. Previous pets are allowed to remain provided all rules are complied with. All pets must be neutered or spayed. Cats are to be kept inside at all times. No runners are allowed, cats or dogs.

SECTION 7 VEHICLES

7.1 Each tenant space is provided with parking for no more than two passenger vehicles. No commercial vehicles or equipment are allowed to be parked on tenant’s street parking area without manager approval. If only one person is driving, they are allowed only one parking space. Cruising on park streets, or parking by any unauthorized person is prohibited, unless visiting members of the community by tenant’s consent.

7.2 Guests may park their cars on the street ensuring they are parked in a location so as not to block any neighbor’s driveway or restrict traffic flow within the park. Also, no parking in tire lane on I st St.

7.3 Vehicles parked in violation of park rules will be towed away and impounded at owners’ expense.

7.4 All applicable county or state laws or ordinances, will be enforced without exception. PARK SPEED LIMIT IS 10 MILES PER HOUR on all streets in the park.

7.5 Loud motor vehicles shall not be operated in the park at any time.

7.6 Major repair and painting of vehicles is not permitted in the park.

7.7 Parking on the grass, beside or behind homes is not allowed.

7.8 All motor homes, trailers, boats, and other recreational vehicles are not allowed to be stored on the tenants’ space or street parking area without management approval. They must be stored in the RV storage area or removed from the park. The park manager shall have the sole discretion in assigning spaces in the RV storage area. Charges for RV spaces are one $25.00/month for each. Management will not be held responsible for the storage area. See 3.5 which pertains. All vehicles stored in the storage area must be in operable condition, currently registered and licensed.

7.9 No overnight sleeping will be allowed on any street within this park.

Corvallis Mobile Home Park reserves the right to amend, revise, and/or add additional rules and regulations. Notice of any changes in the rules and regulations shall be distributed to all tenants in writing and shall become effective within the Oregon State Law.
